Managing Finances
Our leases are structured so that rent is due from tenants on the first day of a month. To expedite getting an owner their rent proceeds, we try to make it convenient for tenants to pay rent using check, credit card, or ACH bank transfer.
After a tenant’s rent is received, we use the funds to pay any recurring expenses (mortgages, property insurance, property taxes, or condo fees) and any repair bills.
Rental proceeds can then be sent to an owner by ACH bank transfer or check depending on an owner’s preference. Our goal is to be efficient and expeditious in sending rent proceeds.
Tracking expenses and rent payments is available 24/7 through our online, cloud-based property management software.
Finding Reliable Tenants
The cost of advertising and photography is included with the leasing fee for finding a new tenant. We promote the property broadly using our own site(link to rental site), the multiple listing service, Zillow, Hotpads, and other rental sites.

Through years of experience, we know the neighborhoods, schools, shops, restaurants, and parks that make a home or location ideal. We work with many embassies, international organizations, law firms, and companies who entrust us with finding rental housing for their staff. As a result, we are frequently able to match our tenant-clients with our properties under management.
Once a tenant has been found, Jack Realty Group uses screening software that involves the review of a tenant’s income/assets, credit history, public records, eviction history, and employment verification. It is crucial to know this background before renting a home. We comply with all federal, state, and local fair housing laws and require our landlords to do the same.
We do not sign leases for our owners or approve tenants without an owner’s permission. This keeps the control over lease terms in the hands of an owner.

Because we are hands on and want to provide excellent service to our clients, we limit our property management coverage to most of Washington, D.C. and close-in Maryland and Virginia.

Tenants have easy access to our management staff who are reachable in the office. We maintain relationships with a variety of home maintenance contractors and professionals. There are few maintenance issues that we have not faced and, as a result, we have the experience to solve problems.
